  • Start here. Records-first preparation sequence, terminology to ask a preparer about, and the scope of the country notes.
  • Property and ownership profile. Address, acquisition method, owners, interests and changes, dates, and supporting documents. Disputed or uncertain allocations are marked explicitly.
  • Acquisition record index. Contracts, closing documents, payment evidence, related costs, and any inherited or gifted-property records needing separate review.

General vs. country note. The worksheets are general. They cover one property and one sale for a U.S. taxpayer gathering records for a preparer, and they are reusable for another property. The Ecuador note is separate and labels its Cuenca document examples. It reflects one country’s record names and instructions; other country notes are not included in this version.

Update the country note when official instructions change, and recheck it before each annual relaunch.

How to use the kit

Work in order. Each worksheet adds one part of the packet and keeps its own source references, so a preparer can trace any entry back to a document.

    Start with records, not conclusions

    Work through the records-first sequence in the guide and note the terminology to raise with your preparer.

    Build the property and ownership profile

    Record the address, acquisition method, owners and shares, dates, and supporting documents. Mark any disputed or uncertain allocation explicitly.

    Index the acquisition records

    List contracts, closing documents, payment evidence, and related costs, and set aside any inherited or gifted-property records for separate review.

    Record improvements and costs
